Selling an older home can be complicated at best, and usually you will not be able to sell it for as much as you would like. If you are in this situation, you might be considering a remodel of your home to increase its value, but is this really the best way to go?

The plethora of home remodeling shows that are on TV can really make you think that it is the easiest and most exciting thing you could do, but reality and television differ greatly. In fact, as a general rule, you will lose 20%-50% of your investment into a remodel when you look at the difference in sale price.You are much better off leaving the remodeling to a buyer instead. What you can do instead is repairs. Making sure that your home is in the best shape will have a much better return on your investment. If you feel like your home needs freshening up, painting it is a cheap way to make it look better without being too demanding.

Energy usage is a concern for every homeowner, especially with rising energy costs. There are many factors influencing the amount of energy you use, such as, the size of your home, the insulation, and how you heat or cool it, just to mention a few. To lower your bills, you need to take a look at all these different factors and remedy any problems you find.

Your heating and cooling will usually be the biggest expenses. To make sure you’re not wasting energy on heating or cooling your home when you are away, you might want to invest in a smart thermostat. Depending on the model, these can be programmed and remotely controlled and, in some cases, even figure out whether or not you are at home. Replacing filters regularly will also benefit you since your equipment will run more efficiently.

If you have many lamps still using old fashioned bulbs, replacing them with LED or CFL bulbs will also help in lowering your energy bills.

You should always take a look at the bylaws of your HOA before you decide whether or not you can live up to them. While HOA bylaws for the most part are meant to keep a neighborhood looking nice and to be safe, there are rules that will limit what you can do with your own home and yard. In some states, HOA’s also have the power to do “non-judicial foreclosures” if a member isn’t paying their fees. If you find that a neighborhood has had a lot of foreclosures, you might want to look into how the HOA wields its power.

Getting your water from a private well has many benefits. Usually you won’t have the amount of chemicals in your drinking water from a well as you do from a municipal source. You also have full control over your water source, so there is no need to worry about terrorist threats or disasters cutting off your water. However, with the average American using around 90 gallons of water every day, you need to be sure that you have a sufficient supply. During long periods with no rain, it is a possibility that your well could run dry. The location of your well is also important. You don’t want it near your septic system or leach field, since this can contaminate your well water. If you haven’t done so, it is important to have your well water tested to make sure there are not harmful substances in the water. You can send a sample in to a lab to have a thorough test done.

Do you live in an area where heavy winds are a concern? It could be that you have a lot of open areas around your home, and when the wind picks up to high wind speed, this causes damage to your property.

If this is the case, you might want to consider investing the time into growing a windbreak.

The thought behind a windbreak is very simple. A row of trees is planted in such a way that the heavy winds are diverted over your house so as to provide protection for your home and property. For this to work properly, the trees need to be fairly dense and tall and located at a distance of about 4 times the height of your house.

Usually, a first line of fast growing trees will be planted to attain quick cover, but for longevity, a second row of slower growing trees will be planted. This way you can quickly enjoy the benefits of a windbreak without having to worry about the trees dying soon after they have started being effective.

Food, moisture and shelter. While it might be difficult to prevent them from finding one of those, you should be able to prevent them from having access to all 3 in your home. If there is wood right up against your house, whether it is old barrels, pallets or firewood, this can make entry into your home very easy. The same goes for wooden siding that ends close to the ground.

Sometimes you won’t notice a termite infestation until it is too late, but keeping an eye out for sawdust in odd places or swarming queens, might give you a clue that something is up.

If you are an allergy sufferer, you might be careful to minimize your exposure to pets. You might have friends who you don’t visit because of this. Unfortunately, there are many places in a home where the dander from pets might be trapped, causing you to be affected for a long time.

The only solution to the problem is to have the house cleaned thoroughly, and in the proper way. If there is carpet in the house, it needs to be vacuumed with a vacuum that is equipped with a HEPA filter. These filters prevent the dander from becoming airborne and spreading to other areas of your home.

If you have a forced air HVAC system, there could also be dander trapped inside of the ductwork, as well as, in filters. Replacing the filters might help, but it could be necessary to have a professional duct cleaning to make sure that it is as clean as possible.

Maybe your parents used to tell you before going to bed: “Sleep tight, and don’t let the bed bugs bite”

However, this line might not be so amusing if you are experiencing a bed bug infestation. Bed bugs were thought to have been eradicated about 70 years ago, but the poison used to kill them, DDT, was banned due to its serious health effects. After that time, bed bugs have been making a comeback, and they are notoriously hard to get rid of.

When travelling it is wise to take precautions so as to not bring home bed bugs. Whenever you stay in a hotel, your first thing to do should be to check for bed bugs. You can check in the thick seams around the mattress. If you take off the sheets and pull at the seam, you can get a clearer view. If there is a couch or sofa in the hotel room, you should check that as well. Don’t put down your luggage on the bed or couch before checking them, or you could pick some guests up for your trip home.

In between the panes of your double pane windows, there is a gas. This works as an insulator so that the cold outside won’t affect the temperature inside. To keep the gas inside and to block out moisture, the windows are sealed with a silica desiccant. This seal can fail over time, or it could get damaged.

This is due to movement of your windows when the gas inside is heated up and cooled down so that it expands and contracts.

When this seal fails, you will see condensation build up inside of your windows. This will cause your windows to appear foggy or misty. Unfortunately, there is no easy fix for this problem. Most likely, you will need to replace your windows since there is no way to repair the window in a way that will restore it to its original performance. Until the problem is fixed, your windows will no longer work as a good insulator.

When you fill up a glass of water from your tap, does it have a strange smell to it? This is the case for many, and it is not necessarily something that is harmful, but there are certain smells that might be a cause for concern. Here are some common smells that you might experience and what they most likely imply:

A smell of Chlorine or Bleach most likely means that your water is over-chlorinated. To remedy this, install an activated coal filter. Since exposure to high levels of chlorine over a long period of time is harmful, it is a worthwhile investment.

If your water smells like detergent, it is possible that water is seeping from your septic system into your water supply. This is very serious, since the septic water will carry many disease causing bacteria and harmful chemicals. You should avoid drinking your water until a professional can take a look at your septic system.

A smell of rotten eggs likely means that your water has a high iron content and low PH. Even though this is not very harmful to you, it is a hard issue to resolve, and will require professional help.
